Frequently Asked Questions

When are my condo fees due?

The fee ($361 for 2023) is due on the 1st day of every month. Payments received after the 10th of every month are subject to a $25 late fee.  


Payments can also be made electronically on the Owner's Portal. Be sure to update the amount paid with the new year, as the system may not update automatically. 


Checks are made payable to Villages at Kessler Farm Condominium Association and must include your account number. Payments can be dropped at the Glastonbury office or mailed to:

Who repairs and maintains the exterior of my unit?

For detached units in the Aerie, the Association is responsible for driveway and roof repairs. In the townhomes, the Association is responsible for repairs to the deck, driveway, entry door frames, foundations, gutters, roof, and siding. Please see the Maintenance Responsibility Checklist or check with the Property Manager for further clarification. 

Where should I park during a snow storm?

During the storm, please park at your home or in the clubhouse lots. The clubhouses are located on Glencliff Way, Glastonbury Drive, and Kessler Farm Drive (by the water tower). Do not park on any of the roads as this will hinder the plows. During final clean-up, plow drivers will sound their horns indicating it's time to move vehicles so the lots can be cleared. We advise you to remove snow from decks before final clean-up. Cars that impede the snow removal process will be towed. 

When is trash pick-up?

Trash pick-up is every Thursday, except for weeks including Thanksgiving and Christmas. Barrels should be placed outside by 7 am but no earlier than 6 pm on Wednesday. Recyclables are picked-up every other week. Please see our schedule and guidelines. Note: Any metal or steel longer than 6 feet or weighing more than 50 lbs will not be picked up. 

Where are the pools?

The Association maintains three swimming pools which are available to residents and their guests. One is located behind the Property Manager's office on Glastonbury Drive. Another is located on Kessler Farm Drive at the main clubhouse.The third pool is located in the Aerie. There are no lifeguards on duty. Pool season generally runs from Memorial Day through Labor Day. Pool hours are 9 am - 9 pm. Please see our pool rules. 

How do I go about renting the Clubhouse?

The Clubhouse may be rented for private parties by Owners or their tenants. Rental fees are $50 for half-day and $100 for the full day. There is also a $100 security deposit. Complete the Clubhouse Rental Agreement and submit to the Property Manager. Please see the Clubhous Rules. 

Does the Property Manager handle unit rentals?

Each unit within the Villages at Kessler Farm is owned individually. The units cannot be leased directly through the Property Management office and no information on rentals is available through this office. 

As an owner, am I responsible for the actions of my tenant?

It is the responsibility of owners to ensure tenants are aware of the Rules and Regulations, Bylaws,  Amendments, and notices from the Property Manager. See Article XII, Section 1(b) of the Bylaws for further information. 

What does the Association Master Policy cover?

The Association carries insurance on the Common area, including the buildings and limited coverage of the interior of units in the event of a single catastrophic event, subject to a deductible.

Can the Association tow my vehicle?

Yes. If your vehicle was towed for non-compliance with our Rules & Regulations including impeding snow removal, please contact Kinney Towing at 886-3688.
